Job Description
The Acquisition Specialist (Freehold Purchase) will provide professional oversight instrumental to the companies continued growth, expansion and portfolio diversification by acquiring freehold, long leasehold and the 'ground lease buyout' of our assets.
Core activities will include the management and outsourced delivery of key suppliers, legal completions and reporting, in addition to continued development and strategic thinking within this domain. This is an agile and fast-moving specialism, as such you will need to review and develop processes, policies and best practices ensuring continued success from site identification and valuation to agreeing terms and the performance of legal / conveyancing process via an outsourced supply base.
This role will be responsible for multi-million pound CAPEX budgets, regularly interfacing with the board of directors, SLT, CEO and CFO. In addition, the role will require you to identify and deliver additional ad hoc opportunities, manage external suppliers, collaborate with internal teams, and work closely with wider business stakeholders and customers as necessary for the business to thrive within this domain.
Day to day you will be working closely with the Central Estates Manager, you will play an integral role in enabling the company to realise its long-term strategic goals, processes improvements, efficiencies, and success. The role holder will be accountable for all reporting associated with identifying opportunities, supplier performance, key financial indicators, revenue generation and efficiencies across the Companies estate.
KEY RESPONSIBILITIES
Delivery To provide a trusted interface with other areas of the business including Acquisition, Operations, Legal and Finance in support of seamless commercial management and CAPEX spend. You will be tasked with meeting high profile KPIs, achieved in a commercially prudent manner.
To proactively manage our partners and support them in ensuring key deliverables are achieved and that contractual obligations are met to the highest of standards.
To prepare business cases in support ad hoc initiatives and opportunities, maximising cost savings and P&L impact for the business specifically within this domain.
Stakeholder/Landlord Relationship Management Consult with a variety of stakeholders within the business to ensure key tangible deliverables are managed in line with SME and industry best practices.
Utilise, instruct, and collaborate with in house legal support, external agents, and solicitors via concise written/verbal instructions to expedite and priorities progress by unblocking challenges and inefficiencies.
Performance Drive performance and delivery of favourable deals within this space, focusing on both the volume of sites acquired and the financial performance of the deals agreed.
Ensure ongoing delivery and implementation of the highest possible standards and best practices by managing supplier performance and contractual deliverables.
Support achievement of annual corporate and personal objectives, to be reviewed quarterly and refreshed annually.
Problem Solving To identify and independently resolve day to day challenges relying on contractual terms of suppliers in addition to rapport, relationships and the goodwill created from an ongoing collaborative and professionally managed approach.
An ability to think freely and to work on your own initiative to achieve commercially prudent outcomes. Excellent analytical skills around interpretation of data including financial assessments, reviews and appraisals.

PERSON SPECIFICATION (EXPERTISE)
Required (minimum) Desired
Experience (technical, managerial, industry) Broad experience of practical estates and property management and valuation / 'sales' and business development activities.
Previous experience using /amending /negotiating legal documentation including the preparation of written instructions to Solicitors/Legal Executives Previous experience of managing relationships with external suppliers
Previous experience of presenting key initiatives, performance and updates to colleagues, peers and the SLT.
Education level / Qualifications (professional, vocational) BSc or higher in a property, investment or business development related field or equivalent vocational experience gained through surveying background with property experience. Recognised professional qualification e.g., MRICS preferred but not essential.
